THE ASSET AND PROPERTY MANAGEMENT TEAMS

The Asset and Property Management teams include 15 employees who combine extensive operational experience with the technical, financial and legal knowledge that is fundamental to managing the assets acquired by the fund.

The teams integrate the entire real estate value chain, from acquisition to rental and technical management of the buildings.

These teams include both real estate analysts, who are responsible for analyzing proposed investments, and asset and property managers, who manage the assets alongside the users of the buildings.

INVESTMENT MANAGEMENT

The Colombus Group teams cover the entire real estate value chain, starting with investment management.

Investment Management includes the different stages of real estate investment: sourcing (e.g. “off market” assets), pricing, through the development of a business plan, finding financing solutions, and lastly, acquisition.

SOURCING
The extensive network of independent and institutional real estate brokers and advisors our operational teams have been developing over the years enables us to source “off-market” assets in an increasingly organized and competitive market.

PRICING
The acquisition teams analyze and set up the business plans for each acquisition by modeling both the value creation strategy of the asset and the exit scenarios.
In addition, they coordinate and carry out the due diligence process before preparing the negotiation clauses ahead of the transaction being signed.

ACQUISITION AND FINANCING SET-UP
The teams also work with their partners in structuring bank financing, by building strong relationships with several banking institutions.

ASSET MANAGEMENT

ASSET VALUATION
The Asset Management teams achieve the defined asset valuation objectives by implementing value creation strategies.
This means supervising upgrades, implementing a policy for marketing vacant space and renegotiating existing leases.

ASSET REPOSITIONING
These teams also specialize in restructuring and repositioning assets, in compliance with new environmental standards, for instance, such as the tertiary sector decree.


SPLIT SALE

Last but not least, these Asset Management teams may be asked to carry out split sales of office floors, which requires sound expertise in this area.

PROPERTY MANAGEMENT

Property management connects all departments (administrative, accounting, legal, etc.). It is a global management service that guarantees the safeguarding, enhancing and optimizing of property assets.

Property management covers various functions:

        • Rental management (negotiating leases, taking out insurance, ensuring the best occupancy rate in order to avoid rental vacancies).
        • Technical management (conducting technical audits to obtain environmental and safety labels, monitoring the condition of the property, managing maintenance contracts, etc.).
        • Accounting (managing the accounting and finances of real estate assets, etc.).
        • Marketing (renewing mandates, building a client portfolio, etc.).
        • Legal (drafting leases, reviewing rents, etc.).

    The property management and asset management teams complement each other and work hand in hand with the aim of increasing the value of an asset portfolio or a real estate investment.
