A VALUE ADD STRATEGY
The Colombus Group is specialized in the acquisition of real estate assets that create value both in terms of land and the rental flows they generate.
Buildings are selected either because they provide prospects for future returns or because their land and property values can increase over time.
The strategy of the Colombus Group consists in acquiring buildings on which an active Asset Management and Property Management (active marketing, upgrades, environmental labeling, etc.) will allow them to transform these buildings into “Prime” buildings in order to resell them or refinance them in the long term.
MANAGING THE REVALUATION OF REAL ESTATE ASSETS
We firmly believe that their property value will appreciate over time, due to their location and the quality of the architectural, technical and energy upgrades that we will carry out to optimize them.
The basis of our decisions remains the property value, which has proven its resilience through economic cycles. Based on these decisions, we use financial engineering to optimize the investments made according to purely real estate criteria.
A COMBINATION OF TWO OPTIMIZATION STRATEGIES
- Value creation through enhanced rental management or upgrades (renovation, extension, elevation).
- Investment in assets located in “emerging” areas, or in 1bis or 2 locations, but with quality tenants that provide high immediate income.
